Landlord Gas Safety
Certificate Cost
What a CP12 is, what the engineer inspects, how long it takes, the legal duties on the landlord, and how the price is structured.
What a CP12 Is
A landlord gas safety record, usually called a CP12 after the original CORGI form number, is the written record of the annual gas safety check on a rented property. It is completed by a Gas Safe registered engineer after inspecting every gas appliance and flue the landlord provides, together with the pipework serving them. It records what was checked, what was found and whether each appliance is safe to use. It is a record of a check on the day, not a guarantee of the whole installation, and it lists any defects found and the action taken.
What Is Inspected
The check follows the requirements of the Gas Safety (Installation and Use) Regulations 1998 and covers:
- Each appliance: gas rate or burner pressure, operation of the flame supervision device and other safety controls, stability and general condition
- Flues and chimneys: correct type, condition, termination and confirmation that the products of combustion clear the appliance and the property
- Ventilation: that each appliance has the air supply it needs
- Pipework: a visual inspection and a tightness test to confirm the installation is gas tight
- The emergency control valve: that it is accessible and its position is known
- Gas fires and hobs where fitted, including flame picture and, where the appliance type requires it, combustion analysis
Appliances the tenant owns are not part of the landlord's duty, but the pipework feeding them and any flue they use are. If a tenant's own cooker is connected, we check that the installation is safe.
How Long It Takes
A typical two-bedroom house with a combi boiler and a gas hob takes around 30 to 45 minutes. A property with a back boiler, a gas fire and a hob takes longer, and each additional appliance adds time. A boiler service is a separate task: the safety check confirms the appliance is safe on the day, it does not clean or adjust it. Many landlords combine the two in one visit, which avoids a second call-out and keeps the boiler warranty valid. See what a boiler service includes.
The Landlord's Legal Duties
Regulation 36 of the Gas Safety (Installation and Use) Regulations 1998 sets out the duties on anyone who lets residential accommodation:
- Have every gas appliance and flue they provide checked for safety at intervals of not more than 12 months by a Gas Safe registered engineer
- Keep the record of each check for at least two years
- Give a copy of the record to each existing tenant within 28 days of the check
- Give a copy to any new tenant before they move in
- Maintain the appliances, flues and pipework in a safe condition, which in practice means servicing in line with the manufacturer's instructions
Since April 2018 a landlord may have the check carried out in the two months before the previous record expires and keep the original expiry date, so the renewal date no longer creeps earlier each year. The duties apply to houses in multiple occupation, holiday lets and rooms let with gas appliances, not only whole houses let on a tenancy. Failure to hold a valid record is an offence enforced by the Health and Safety Executive, and in England a landlord who has not given the tenant the record can have difficulty serving a section 21 notice.
How the Cost Is Structured
There is no set national price for a CP12. The cost depends on how many appliances and flues there are, whether a boiler service is added, and where the property is. We give a fixed price quoted on booking, so you know the total before the engineer arrives and the tenant is not asked for anything. The factors that set the price are:
- The number of gas appliances: boiler, hob, cooker, fire, water heater
- Whether a boiler service is added to the same visit
- The number of properties booked together. Letting agents and portfolio landlords receive one consolidated invoice
- Any repair needed to make an appliance safe, which is quoted separately before work starts
The record is issued on the day of the check in most cases, electronically if you prefer, with a copy for the tenant. We can arrange access with the tenant directly and keep your renewal date on file. See our landlord gas safety certificates service page, call 01724 304 304, or use the contact form to book.
