Why There Is No Single Price

Two houses on the same street can need very different installations. The boiler itself is only part of the bill; the rest is the work needed to fit it correctly, bring the system up to current regulations and protect the new appliance. Rather than quote a figure over the phone that may be wrong for your home, this page explains what sets the price, so you can read any quote with confidence. We survey free of charge and give a fixed written price.

Combi, System or Heat-Only

A combi boiler heats water on demand and needs no cylinder or tanks, which suits most smaller homes and simplifies the installation. A system boiler works with a hot water cylinder and suits homes with more than one bathroom or a high hot water demand. A heat-only (conventional) boiler works with a cylinder and loft tanks and is usually chosen when replacing like for like in an older property. Changing type, for example from heat-only to combi, means removing the cylinder and tanks and altering the pipework, which adds to the cost but frees space and often reduces running costs.

Output

Boilers are rated in kilowatts. A combi's output is set mainly by the hot water demand, in practice how many showers and taps run at once, while a system or heat-only boiler is sized to the heat loss of the house. A bigger number is not better: an oversized boiler cycles on and off, wastes gas and wears faster. Working out the size your home needs is part of the survey.

Flue and Position

If the new boiler goes where the old one was and the flue can leave through the same wall, the flue work is simple. A longer flue run, a vertical flue through the roof, a plume kit to carry the exhaust away from a window or boundary, or a boiler on an internal wall all add parts and time. The regulations set minimum distances from openings, boundaries and other flues, and these sometimes dictate where the boiler can and cannot go.

Relocating the Boiler

Moving the boiler to a different room, for example from a bedroom cupboard to the kitchen or garage, means new gas, water and condensate pipework and a new flue. It is often worth doing, but it is the single factor that changes the price most.

What Else Is in a Proper Installation

A new boiler on a dirty system fails early. Our installations include a system flush, a magnetic filter, thermostatic radiator valves where needed, and a condensate pipe run to a drain and insulated where it is outside. The gas supply pipe is checked and, where an older run cannot deliver the gas rate a modern boiler needs, upgraded. All of this is in the quote rather than added afterwards. Details are on the boiler installation page.

Controls

Building Regulations require a programmable room thermostat with the new boiler and, for a combi, one additional energy saving measure such as weather compensation, load compensation, flue gas heat recovery or a smart thermostat. Basic wired controls cost less than smart controls, but the better options pay back through lower gas use. We will explain the choices at the survey.

Warranty Length

Manufacturers offer longer guarantees when the boiler is installed by an installer accredited to their scheme and serviced every year. Longer terms are sometimes tied to a particular model range, or to fitting the manufacturer's own filter and controls. We register the warranty on your behalf as standard, and our page on what a boiler service includes explains how to keep it valid.

Makes We Fit

We install Worcester Bosch, Vaillant, Baxi and Ideal, and can supply other makes on request. We recommend a model for your home and budget rather than push a single brand.

What the Quote Visit Involves

The survey takes around 30 to 45 minutes. The engineer looks at the existing boiler, flue and pipework, counts the radiators and bathrooms, checks the gas supply and meter, asks how you use hot water and where you would like the boiler to go, and talks through the controls. You then receive a written fixed-price quote listing what is included. There is no charge and no obligation. Call 01724 304 304 or use the contact form to book a survey.

Frequently Asked Questions

It depends on the type, output, flue, position and controls. We survey free of charge and give a fixed written price rather than a guess over the phone.

Most straightforward combi replacements take one day. Conversions and relocations can take two. We confirm this at the survey.

Often, if the hot water demand suits it. It removes the cylinder and tanks and can reduce running costs, at a higher installation cost.

Worcester Bosch, Vaillant, Baxi and Ideal all make reliable boilers. The right one depends on the house and the budget, and we recommend a model at the survey.

It depends on the make, model and installer accreditation, and it stays valid only if the boiler is serviced every year. We register it for you.
